MARCH 12, 2024 MEETING AGENDA        

  1. Approval of the December 12, 2023 Planning Board minutes.
  2. ACG Acquisitions / Warehouse & Distribution–100-300 Rella Boulevard, Montebello, NY       The applicant is requesting re-approval of the minor subdivision lot-line disclaimer granted by the Board on April 11, 2023. The parcels are located at 100 and 300 Rella Boulevard, on the north side of Rella Boulevard at the intersection of North Airmont Road in the Village of Montebello, which is designated on the Ramapo Tax Map as Section 55.08 Block 1, Lots 5 and 6 in the LO-C Zone.
  3. Yosef Emuna–Subdivision—96 Viola Road, Montebello, NY       Application of Yosef Emuna, 129 Grandview Avenue, Monsey, NY 10952 for a two-lot subdivision on 2.22 acres.  The Parcel is located at 96 Viola Road, on the north side of Viola Road at the intersection of Spook Rock Road in the RR-50 Zone.
  4. Hemion Land Lease LLC—PUBLIC HEARING continued–Site Plan and ARB – 5 Hemion Road, Montebello, NY       Application of Hemion Land Lease, 102 Norben Road, Monsey, NY 10952.  The Applicant is proposing the construction of a 16,352 square foot, two-story raised office building with parking underneath and outside on 1.57 acres. The parcel is located at 5 Hemion Road, on west side of Hemion Road north of the intersection of Route 59 in the Village of Montebello, which is designated on the Ramapo Tax Map as Section 55.10 Block 1 Lot 5.2 in the NS Zone.
  5. Stonehedge Farm Subdivision–Review and discussion — 220 Spook Rock Road, Montebello, NY      Planning Board to review and advise the Board of Trustees regarding a proposed Local Law amending Chapter 195 to adjust the standards for the Rural Preservation Overlay District to promote the preservation of the Minetto Farm Historic Farmhouse and allowing the creation of five (5) lots with twenty (20) dwelling units.  The Board will also review and discuss the proposed architectural floor plans for the proposed multi-family units.  The Parcel is located on the east side of Spook Rock Road 250 feet south of Topaz Court in the Village of Montebello, which is designated on the Ramapo Tax Map as Section 49.13 Block 1 Lot 13 in the ER-80 Zone.
  6. CDRC Update–January 31, 2024     31-33 N. Airmont Road, 6-lot line disclaimer/site plan for warehouse and office mezzanine
