NOTICE OF SPECIAL MEETING AND
CONTINUATION OF PUBLIC HEARING
1 COE FARM ROAD AND 26 ORCHARD STREET
PUBLIC NOTICE is hereby given that the Village of Montebello Zoning Board of Appeals will convene a special meeting on June 1, 2022, at 7:00 P.M., to hear the applications of 1 Coe Farm Road and 26 Orchard Street for variances of the regulations governing maximum Floor Area Ratio (“FAR”). The 1 Coe Farm Road property is located on the east side of Coe Farm Road at the intersection of Grandview Avenue in the Village of Montebello, which is designated on the Ramapo Tax Map as Section 40.20 Block 1 Lot 30 in the RR-50 Zone. The owner seeks a FAR variance from the permitted 15% to 19% to construct a 2,051 square-foot addition to an existing 7,586 square-foot single family home for a total of 9,637 square feet.
The 26 Orchard Street property is located on the northeast side of Orchard Street, approximately 300 feet west from the intersection of Lake Road in the Village of Montebello, which is designated on the Ramapo Tax Map as Section 48.17 Block 1 Lot 22 in the RR-15 Zone. The owner seeks a FAR variance from the permitted 25% to 35% (from the preexisting nonconforming 30%) in order to renovate and construct an addition to a vacant two-story single family home.
Copies of the applications are available for inspection at the Village’s Building Department in Village Hall, One Montebello Road, Montebello, New York.
NOW, THEREFORE, the Village of Montebello Zoning Board of Appeals will conduct the June 1, 2022, special meeting and continuation of public hearings on the aforementioned applications at 7:00 P.M. via Zoom teleconferencing software, pursuant to the NYS Legislature’s temporary suspension of Section 103 of the NYS Open Meetings Law. The Zoom link will be available on the Village website.
