NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that a Public Hearing will be held on Wednesday November 13, 2019, beginning at 8:00 p.m. or as soon thereafter as the matter can be heard at the Village Hall, One Montebello Road, Montebello, NY 10901 to consider adopting Local Laws No. 4, 5, 6, 7 and 8 of 2019, amending Chapter 195 Zoning, to implement the Comprehensive Plan, entitled:
Local Law 4 of 2019: Open Space Recreation District Uses and Standards;
Local Law 5 of 2019: Personal Horticulture Standards;
Local Law 6 of 2019: Repeal and Replace Zoning Districts Maps;
Local Law 7 of 2019: Planned Industry and Planned Industry Campus Districts, Uses and Standards;
Local Law 8 of 2019: Estate Preservation District Uses and Standards; and
thus amending Chapter 195 of Village Code, as more particularly set forth in said Local Laws, but summarized as follows.
LL4 Open Space Recreation District Uses and Standards – Replace the Existing Conservation District with Open Space Recreation, and Clarify Uses with a Table;
LL5 Personal Horticulture Standards – Specifically allow non-commercial gardening on lots without a single-family home present;
LL6 Repeal and Replace Zoning Districts Maps – Create a new zoning map series to reflect changes in designations and utilize new basemapping on a new GIS system, to allow easier future amendments;
LL7 Planned Industry and Planned Industry Campus Districts Uses and Standards – Add recommended uses and standard to these zones, without increases in intensity of use or environmental impacts; and
LL8 Estate Preservation District Uses and Standards – Convert an existing overlay zone into a solid zone, to reflect the built-out conditions at the Montebello Ryan Mansion site.
All interested parties are invited to attend. The proposed laws will be available for inspection and review at the Village Office during normal working hours, Monday through Friday, 9:00 am to 4:00 pm as well as on the Village of Montebello website www.villageofmontebello.com.
